Site Signage
Nothing says, “I’m not really serious about selling this property” like a temporary roadside realty sign. We use large wood signs with a drawing of the property survey alongside key facts such as utility service and zoning. “property for Sale” directional signs are placed at key intersections to direct buyers to the property.
Voice-on-Demand and Fax-on-Demand
Not surprisingly, the property brokerage business is slow to change and make use of newer communication methods like email and the web. The telephone and fax machine remain the primary mode of communication for most property buyers and brokers.
That is why our listings are available 24 hours a day by telephone or fax. Just dial our Property Information Hotline at 1-877-LOT-INFO and enter extension 243 to hear an actual information recording for an active listing. After the recording, press 2 to leave a message, or 0 to be directly connected to the Listing Agent. You may also press 3 to leave a fax number and an information package will be sent to you immediately. The Hotline number for each property is advertised in the listing services, in print advertising, on the web and on site signage.
Multiple Listing Services
One of the most powerful marketing tools is the Multiple Listing Service or MLS. Some Brokers only maintain a membership in one or two services at most, but leaving a property out of one of the top five listing services in North Georgia is essentially hiding the property from an entire segment of ready buyers.
Direct Mail
With the almost universal disdain for telemarketing and fax blasts, the only respectful and in many cases legal way to target market property buyers and brokers is through direct mail. Fortunately, the databases for mailing addresses are relatively thorough and easy to sort. We create several target lists for use in our direct mail marketing campaign for each property.
Brokers and Agents
It’s no secret that a small percentage of real estate agents and brokers sell the lion’s share of property that changes hands each year. From MLS records, we compile a list of agents who have successfully closed a transaction in the same market as the subject property in the last 18 months. These active agents get a full property information package on the subject property by email or direct mail depending on their preference.
Property Radius
These are the “Just Listed” mailers that you may be familiar with. It’s not an original idea, but over time it’s a proven lead generator. After all, nearby owners have already established their desire to own property in the area.

Internet Marketing
Each day, more and more people are using the Internet to shop for real estate. It’s pointless to cite a particular study on the percentage of buyers who use the Internet because another study with a higher percentage is bound to come out soon.
The two main avenues for marketing property on the Internet are search engine placement and portal site advertising. We advertise on Google.com and work continuously to maintain high rankings in the other major search engines.

Property Information Package
Serious property buyers are usually fairly certain about what they are looking for and fairly frustrated with the difficulty involved with evaluating most property listings. By providing prospects with the information that they need to make a purchase decision, it’s very easy to weed out the serious interest from the shoppers. And by giving correct and complete information up front, the prospect becomes excited about the property and can move quickly from initial interest to a purchase offer without stalling out because of some “unknown” detail about the property.
The property prospectus is made available at www.fitzgeraldland.com, as an email attachment, by fax-on-demand at 1-877-LOT-INFO, or by direct mail to those who request it. Each prospectus contains the following information if available and applicable:
