The listings below are all subdivided lots intended for single family home construction.  Some listings include a package of lots or even an entire subdivision and others are individual lots.  These lots tend to be under 5 acres and may or may not be cleared and graded.

Residential lots are usually in a subdivision and may be subject to protective covenants, deed restrictions and/or part of a Homeowner's Association.  Each listing will indicate if the lot is in a subdivision or subject to restrictions in addition to local zoning ordinances.

Most residential lots have telephone and electricity service while some have public water and sewer.  For lots without public water, a private well may be required in order to obtain a building permit or you may be able to hook the property up to a community water system in some areas.

For lots without public sewer, a private septic system may be required. In Georgia, most jurisdictions require a Level III soil test be performed in order to apply for a septic permit.  We can direct you to a list of licensed soil scientists who can provide you with a soil test if one is not currently available on the property.
